For me, real estate has never been simply about houses. It’s about people, transitions, families, and the decisions that shape what comes next.

I’m Julianne Pulido, REALTOR® with HomeSmart Realty West (CA DRE #01891099), a top-producing San Diego real estate professional serving buyers, sellers, military families, seniors, relocating clients, investors, and multigenerational families throughout San Diego County and Southern California.

I have been helping people buy and sell real estate since 2009, and more than 95% of my business has been built through referrals and repeat clients. That is something I’m incredibly proud of because, to me, the greatest measure of success isn’t simply a closed transaction. It’s having a client trust me enough to call again or send someone they love my way.

As a listing agent, I help homeowners understand not only what their property may be worth, but how to position, price, prepare, market, and negotiate their home to achieve the strongest possible outcome.

For buyers, my role goes far beyond opening doors. I help clients understand neighborhoods, market conditions, property values, competition, inspections, negotiations, and the long-term implications of the home they are considering.

Real estate can be complicated. My job is to make it understandable.

Military Relocation & VA Buyers

Military families hold a particularly special place in my business and my life.

As the wife of a retired U.S. Air Force veteran who served 23 years, I understand that military relocation is rarely just a real estate transaction. PCS orders, timelines, deployments, family logistics, VA financing, and sometimes buying a home from hundreds or thousands of miles away can all be part of the equation.

That personal experience allows me to serve active-duty military members, veterans, government contractors, and military families relocating to or from San Diego with both professional expertise and genuine understanding.

Seniors, Downsizing & Life Transitions

As a Seniors Real Estate Specialist® (SRES®), I also work with homeowners and families navigating downsizing, retirement, inherited property, multigenerational living, and major life transitions.

Sometimes the right move isn’t immediately obvious. Sell? Stay? Downsize? Move closer to family? Create a multigenerational solution?

I believe good real estate advice begins before someone decides to sell. My role is to help clients understand their options without pressure so they can make the decision that is right for their family.

Real estate increasingly extends beyond city, state, and even national borders.

As a Certified International Property Specialist (CIPS) and an active leader within San Diego’s international real estate community, I help connect clients, REALTORS®, and opportunities across borders.

I was honored to be named the 2025 International REALTOR® of the Year by the Greater San Diego Association of REALTORS®, recognition that reflects my commitment to international real estate, professional leadership, education, collaboration, and service.

I want them to remember that I answered the phone. That I explained something one more time when they needed it. That I told them the truth even when it wasn’t necessarily the answer they hoped to hear. That I negotiated fiercely when it mattered. And that after escrow closed, I didn’t disappear.

A Little About Me

When I’m not talking real estate, you’ll probably find me on a golf course or pickleball court, attempting to improve my bowling game, cooking for people I love, traveling somewhere new, or spending time with family and friends.

Travel is also one of the reasons I value international relationships so much. Seeing how other people live, work, gather, and define “home” is a wonderful reminder that home means something different to everyone.

And yes, I can be competitive. Put a golf club, pickleball paddle, or bowling ball in my hand and apparently “it’s just for fun” becomes open to interpretation.

At the heart of everything, though, I’m a relationship person. I believe people deserve a REALTOR® who knows the numbers but never forgets the humans behind them.
